David Fabiano designs private residences as complete environments — where architecture, interior, and landscape are conceived together and resolved through proportion, material depth, and an exacting attention to cohesion. The work is guided by restraint and by a belief that true luxury is rarely loud: spaces should feel inevitable, deeply comfortable, and quietly enduring. Much of the work is undertaken with discretion, often for individuals whose privacy is integral to how they live, therefore only a considered portion can be shared publicly.

Philosophy

Good design is not imposed — it is uncovered. Every space carries an existing character, shaped by its architecture, its light, its history, and its relationship to its surroundings. The role of the designer is to listen before acting, to understand what a home already wants to become.

Materials are chosen not for novelty but for honesty — how they age, how they feel underfoot, how they hold light at different hours of the day. A plaster wall that softens over decades. Brass hardware that deepens with touch. Oak floors that record the quiet patterns of daily life.

Restraint is not absence — it is precision. Every element earns its place. When a room is resolved, nothing calls attention to itself. Instead, the whole composition feels inevitable, as though it could not have been arranged any other way.

David Fabiano approaches residential design through balance — where architecture, material, and proportion work quietly to support the rhythms of daily life. Clarity is favored over excess, continuity over novelty. The work is guided by restraint, by attention to what already exists, and by an understanding that comfort is rarely accidental.

Years spent as a steward to some of the finest private estates in America — properties belonging to families with global name recognition — shaped a perspective grounded in the full lifecycle of exceptional residences — how they are conceptualized, created, delivered, inhabited, maintained, and refined over time. Living inside these environments revealed not only how homes are presented, but how they perform quietly in daily use, across seasons, and across years.

A background in hands-on fabrication and construction keeps the work anchored in reality. Nothing is theoretical — what is designed is built, and the details hold up to proximity. Materials are selected for how they age, how they feel, and how they relate to one another within the larger composition.

The aim is not simply to complete individual spaces, but to shape environments that feel settled, intentional, and enduring — inside and out.

Services

Residential environments undertaken selectively and developed with continuity across architecture, interior, site, and integrated systems.

Selection and arrangement of furnishings, lighting, textiles, and decorative elements. Includes layout refinement and full-room furnishing across primary and secondary living spaces.

Design direction for renovations affecting culinary spaces, bathrooms, bedrooms, living areas, and circulation spaces. Includes layout refinement, finish selection, and coordination with architect or contractor where required.

Specification of surface materials including stone, wood, tile, plaster, paint, and hardware. Ensures continuity across spaces and long-term durability.

Design and fabrication of paneling, integrated storage, architectural details, and furniture built specifically for the space. Personally crafted when appropriate and undertaken on a selective basis.

Design direction for the exterior of the residence, including façade refinement, material updates, terraces, plantings, approaches, and outdoor kitchens. Long-term maintenance considerations such as irrigation, exposure, and material aging are evaluated as part of planning.

Coordination of lighting, controls, audio, security, window treatments, and related technologies. Systems are integrated in a manner consistent with the character of the residence so that technology supports the environment without visually competing with it.

Review of construction progress, materials, and installation quality. Includes verification that specified items are delivered and installed as approved.

Documentation outlining finishes, materials, lighting, controls, and maintenance protocols. May include care schedules, product guidance, visual standards, and operational references supporting consistent upkeep across one or multiple residences.

Design of seasonal environments including holiday installations and table settings. Select non-seasonal occasions considered on a case-by-case basis.

The work concludes not when a project is finished, but when the environment feels resolved — coherent, livable, and complete.
